Property tax season is open in South Florida. The 2026 bills are payable now in Miami-Dade, Broward and Palm Beach counties, and November is the only month that earns the full 4% early-payment discount under Florida law — $200 off a $5,000 bill, by the Miami-Dade Tax Collector's own example. Miami-Dade opened collection early, on October 30, under its "Save the Max" campaign; Palm Beach County's Tax Collector confirms the same November 1 season start and discount schedule.
The discount then steps down monthly: 3% in December, 2% in January and 1% in February, with no discount in March. Bills are due by March 31, 2027, and go delinquent April 1.
Why it matters: for South Florida Malayalees (SFM) homeowners, paying this month is the cheapest the 2026 bill will ever be. Note that Amendment 3 on Tuesday's ballot does not change this bill — it would apply to a future tax year. Pay through your own county tax collector's official site or office, and confirm your parcel's amount there before paying.
