Broward County's median condo price fell 14.55% year over year in September 2026, from $275,000 to $235,000, according to the latest MIAMI REALTORS + RWorld report released Friday. Condo inventory stands at 10.2 months of supply — well above the six-month level that marks a buyer's market — giving buyers more bargaining power.

Single-family homes moved the other way: the median rose 2.39% to $641,500, with just 4.2 months of inventory. Overall, 1,825 sales closed in September, down 9.7% from 2,021 a year earlier; condo sales eased from 865 to 824 and single-family sales fell 7.1% to 974.

For Malayalee families weighing a first purchase, the lower condo entry price comes with a warning from the report itself: HOA fees, special assessments tied to post-Surfside structural inspections, and tighter Fannie Mae and Freddie Mac condo reviews can change the real cost.
